February Market Report

February was a busy month with new listings and referrals for the J Brigham Team.  If it is a sign of things to come, 2023 will be a good year! Contract activity was up steadily and pending sales saw an increase each week. Inventory remained somewhat steady with only 13% of all active inventory being new, meaning within 30 days on the market.

Sadly to say, there is not a whole lot for buyers to choose from.  But we are about to enter an early spring market beginning in March. Below are some February highlights showing the comparison to January 2023.

  • Average Sales Price: $2,006,333 -  + 3.7% 
  • Median Sales Price: $1,150,000 -  +15% 
  • Average Price/Square foot: $1507 -  +3.1%
  • Average Days on the Market: 155 -  -1.3% (down)
  • Average Discount: 6%
  • Inventory: 5,827 - .7% flat from January
  • Contracts Signed: 852 -  +35.2%
